Commercial & Property Manager Services
Documentation that goes straight into the property file: per-unit photos, measured readings, and an exception report on every job.
You're not buying clean vents
You're buying not being the one who has to explain it later.
When an insurer asks when the dryer vents were last serviced, the answer needs to be a document, not a memory. Most vendors can't produce one. They did the work, probably well, and there's nothing in the file to show it.
What comes with every job
- Per-unit before and after photos, filed by unit number.
- An exception report listing every unit we couldn't access, and why.
- A completion certificate for the property file.
- One point of contact and one agreement across every service.
- Certificates of insurance for your vendor file.
Who we work with
- Apartment communities
- Condo associations and HOAs
- Townhome communities
- Single-family rental portfolios, from a handful of homes to hundreds across the metro
- Senior living communities
What we do for communities
- Dryer vent cleaning, per unit, fully documented.
- Community laundry rooms.
- Unit-turn junk removal within 48 hours of your call, plus abandoned property and common-area cleanouts.
- Gutter cleaning across multiple buildings.
- Holiday lighting for clubhouses and entrances.
- Pressure washing and window cleaning (booking spring 2027).
How pricing works
Dryer vent cleaning, per unit, one rate for every unit based on community size:
- 25 to 49 units$95 per unit
- 50 to 99 units$85 per unit
- 100 to 199 units$75 per unit
- 200 or more units$65 per unit
- Annual recurring contract: an additional 10% off
- Community laundry, per machine$200
Prices shown before tax, plus applicable sales tax. Communities under 25 units are priced at our standard residential rate. Multi-property portfolios earn volume discounts, with additional credit when properties are close together and we can help set the dates.
How it works
- A short call to understand the property, the unit count, and where you are in your budget cycle.
- A site walk. We don't quote communities by phone, because vent layout and access decide whether a schedule holds.
- A written bid with sample documentation attached.
- Resident notices handled the way your leases require.
- The documentation package delivered when we finish.
Questions we get
What insurance do you carry?
General liability ($1 million per occurrence, $2 million aggregate), workers' compensation with $1 million employers liability, $1 million commercial auto liability, and a $2 million umbrella. We provide certificates of insurance for your vendor file. Send us your vendor requirements and we'll confirm we meet them before we bid.
Are your crews employees or subcontractors?
Employees. Our own crew, trained on our standards, in uniform. No subcontractors.
How do you handle unit access?
We follow your lease requirements for resident notice and work with whatever access method you use. Units we can't access go on the exception report with the reason, and we schedule a return.
When should we plan this?
Many communities schedule dryer vent work for late winter, when crews are most available. Tell us your budget cycle and we'll work to it.
Can you handle multiple properties?
Yes, and that's where the pricing works best. Scattered single-family homes too: we'll build one schedule across your portfolio.
How do you invoice and get paid?
One invoice per property, with your PO number on it when you use them. Commercial accounts can pay by ACH, credit card or check. Payment terms are Net 30.
Can you get set up as a vendor?
Yes. We'll send a W-9 and a certificate of insurance, and we'll register on your vendor compliance platform if you use one (RealPage, Yardi VendorCafe, NetVendor and others).
How fast can you turn a unit?
Unit-turn junk removal within 48 hours of your call. If you have regular turns, we can set a standing schedule.
Request a site walk
The site walk is how we quote, and it's free. Tell us about the property and we'll call within one business day to set a time. Prefer to talk? Call (615) 660-0917.
