We measure the airflow before and after and weigh the lint. You get numbers, not reassurance.

The one nobody thinks about

Clothes dryers start thousands of home fires every year, and a vent that was never cleaned is the most common reason. It's the most neglected maintenance item in a house, mostly because there's nothing to look at. The vent runs through the wall and you never see it.

The signs are subtle: clothes taking two cycles, a humid laundry room, a dryer that's hot to the touch. Most people assume the dryer is getting old.

If you bought your house in the last few years and nobody has mentioned the vent, assume it's never been done.

What's included

  • Airflow measured before we start and after we finish, both recorded.
  • The full run cleaned from both ends, with a rotary brush and vacuum containment.
  • Exterior vent cleared and the damper checked.
  • Lint collected and weighed, and we tell you the number.
  • Before and after photos.
  • A service sticker on the machine with the date, so you know when it's due.
  • An annual reminder, so you don't have to remember.

The airflow numbers

We take an airflow reading at the exterior vent before we touch anything, and another when we're done. Both go on your invoice. It's the only objective proof that the work changed anything.

Sometimes it doesn't need doing

If we get there and your airflow is already good, we'll tell you. We'll charge the inspection rate instead of the full price and put you on the calendar for next year.

What it costs

  • Vent exits at ground level$145 + tax
  • Vent exits at the second story or roof$190 + tax
  • Ground-level vent added to any other service on the same visit$118 + tax
  • Inspection only, when your vent doesn't need cleaning$90 + tax
  • New transition hose$50 + tax
  • Second dryer, same visit$72 + tax
  • Long run (over 15 feet or three or more elbows)$36 + tax

Dryer vent cleaning is subject to Tennessee sales tax (9.75%), shown on its own line on your invoice. See all prices and policies. Apartment and condo communities: see our property manager page.

What we don't do

  • Disconnect or move gas dryers. Gas connections are licensed work, so on a gas dryer we work from the outside in.
  • Reroute or rebuild vents.
  • Appliance repair.
  • Promise faster drying. Cleaning restores airflow; sometimes the dryer itself is the problem, and we'll tell you so.

How it works

  1. You call. We ask whether the dryer is gas or electric, where it vents, and roughly how long the run is.
  2. We give you a price on the call. It only changes if the job does (like a longer run than expected), and you approve it first.
  3. We take a baseline airflow reading and protect the floor.
  4. The run gets cleaned from both ends with vacuum containment.
  5. Exterior vent cleared, damper checked.
  6. We reconnect, run a cycle, take the final reading and show you the numbers.

Questions we get

How often does this need doing?

Once a year for most homes. More often with pets, a big household or a long vent run. We'll tell you what yours needs based on what comes out.

How do I know if it needs it?

Clothes taking more than one cycle, a hot dryer, a humid laundry room or a burning smell. Honestly, you often can't tell, which is why the airflow reading matters.

Is my dryer gas or electric?

If there's a flexible metal pipe going into the wall behind it with a shutoff valve, it's gas. If there's only a thick power cord, it's electric. Not sure? Send us a photo of the back of the machine.

Do you clean the dryer itself?

We clean the lint trap housing, where a surprising amount collects. Internal appliance repair isn't something we do.

What's the sticker for?

It has the date we serviced it. When you're standing there in two years wondering when it was last done, the answer is on the machine.
